Floor Plan Service for Home Sellers

You are selling your home. The photos are ready, the description is written, the listing portal is open. One thing is missing: a floor plan.

You should not list without one. Listings with floor plans receive up to 52% more click-throughs (Rightmove) and 1 in 5 buyers will skip a listing entirely if there is no floor plan (iGUIDE buyer research). For a few tens of euros, a professional floor plan can be the difference between a fast sale and a stale listing.

What Buyers Want When They See Your Listing

The first question a buyer asks is not “is this beautiful?” It is “could I live here?”

Photos cannot answer that. A wide-angle shot of a staged living room creates an emotional impression, but it does not tell a buyer:

  • Whether their sofa fits
  • Whether the second bedroom is a real room or a converted closet
  • How the kitchen connects to the dining area
  • Whether the bathroom is private or accessed only through a bedroom

A floor plan answers all of these — in under 10 seconds. More on what buyers actually want from a listing.

What You Need to Send Us

You do not need a perfect drawing. Any of these work:

  1. An existing paper floor plan — the original drawing from when the apartment was built
  2. A scanned PDF from the building’s documentation
  3. A phone photo of the paper plan or sketch — clear, well-lit, fits the whole drawing in the frame
  4. A hand-drawn sketch with measurements if no plan exists — our guide on sketching for digitization

The most important thing: the room dimensions need to be readable. Approximate is fine. We do not need millimetre precision — we need to know which room is 4 metres wide and which is 3.

How Much Does It Cost?

Replanera uses fixed area-based pricing. The price is calculated from the floor area of your property — nothing else.

Use the calculator to see your exact price — no registration, no commitment.

For comparison: how digitization compares to other options (architect, freelance services, DIY software).

What You Get

Every order delivers all three formats:

  • JPG — for KV.ee, City24, Kinnisvara24, and any other listing portal
  • PDF — for printing, brochures, or sharing with serious buyers
  • DWG — the editable CAD file the new owner can hand to a contractor or architect for renovations

You do not need to choose. All three are included.

Common Questions From Sellers

I do not have any floor plan at all. Can I still order?

Yes. Sketch the apartment yourself with a tape measure and graph paper. Mark room dimensions and door/window positions. Photograph the sketch and send it. We rebuild it as a clean professional plan from your sketch.

The original plan is from the 1970s and faded. Will it still work?

Yes. Age is not the issue — legibility is. If you can read the room dimensions, we can use it. More on common issues with old plans.

The apartment has been renovated since the original plan was drawn. What now?

Send the original plan with notes about what changed: “this wall was removed,” “the kitchen is now open-plan.” The finished plan reflects what currently exists.

What if there is an error in the finished plan?

Tell us. Revisions are free with no limit. Wrong label, missing door, incorrect dimension — we correct it at no extra cost.

How fast can I get the plan?

Standard delivery is 1–3 business days. Most apartment plans are ready in 1–2 days. For an urgent listing, contact us before ordering and we will confirm what is possible.

Do I need to be a professional to order?

No. Most of our orders come from private home sellers. The process is the same for everyone.

The 5-Minute Listing Floor Plan Checklist

Before you list, run through this:

  1. Do I have any floor plan source — paper, scan, sketch, or photo?
  2. Are room dimensions readable in the source?
  3. Has the apartment been renovated since the source plan was drawn? If yes, what changed?
  4. Do I have JPG ready for the listing portal?
  5. Is the floor plan in the first 5 photos of my listing? (Buried at photo 25, it gets ignored.)

If any of these are no, that is what we fix.
